What does driveway and paver cleaning in North Port involve?

North Port has two kinds of driveway and they get dirty in two different ways. On the old grid the shade map is the dirt map. Look at a long driveway out there and the black follows the canopy, heaviest under the drip line where water comes off the branches, lighter where the sun gets a few hours a day. The apron at the street usually stays cleanest because nothing hangs over it. That's also why cleaning half a slab looks worse than leaving it alone. Brick pavers dull down grey, but the joints are where the growth really takes hold. Sand joints hold moisture, moisture feeds growth, and growth in the joints is what makes a paver walkway slick underfoot. Cleaning the paver faces and leaving the joints green is half a job, so we don't do it that way.

Will full pressure damage my concrete?

No. Hard surfaces are the one place 3000 to 4000 PSI belongs. Concrete, brick and stone are built to take it, and the growth rooted in their pores needs it. The surfaces that can't take that force never see it from us. Roofs get a maximum of 70 PSI and screens get soft wash pressure. Matching the pressure to the surface is the whole job.

What are the black stains on my driveway?

Usually the same organic growth that streaks roofs around here, fed by heat, humidity and the rainy season. It looks permanent. It isn't. High pressure cleans it out of the pores of the concrete instead of skimming the top. If what you're looking at turns out to be something other than growth, send Matt a photo and he'll tell you straight.

Will the cleaning hurt the plants along the driveway?

That's the fear that stops most people booking, so here's exactly what happens. Any cleaning mix is matched to the surface it's on. Should I seal my pavers after cleaning?

Sometimes. Sealing holds the colour and slows the growth coming back, and it only ever follows a cleaning, never replaces one. It's a separate service with its own page. If sealing makes sense for your pavers, Matt will say so at the estimate. If it doesn't, he'll say that too.

How long will the driveway stay clean?

Results typically stay clean about a year. It's the same Florida weather afterward as before, so the growth does come back eventually. When the surface starts to grey again, call and we'll clean it again.

What does driveway cleaning cost?

Only the strips under the oaks are black. Do you clean the whole driveway?

Yes, the whole slab. Cleaning only the stained sections leaves you with a clean patch against an older one, and that line is more obvious than the staining was. The concrete under the canopy takes more work than the open end, but it all gets done in the same visit and it all comes back to one colour.

Our drive is pavers, not concrete. Does the green in the joints really come out?

That's most of the job on pavers. The faces come back easily. The growth living down in the sand joints is what makes the whole walk read green and what makes it slick when it's wet, so cleaning the brick and leaving the joints would be half a job. If your joint sand is already low, send a photo with the rest and Matt will tell you what he's looking at before anything gets scheduled.

The letter names the driveway and the roof. Can both go on one visit?

Yes, and that's the normal ask here. They're two different pressures, a maximum of 70 PSI on the roof and 3000 to 4000 PSI on the concrete, but it's one visit and one free quote. Send photos of both, or call and describe them, and the whole property gets priced at once instead of in pieces.
