What does house washing in North Port involve?
New paint is not protection. Half of North Port went up in the last couple of decades wearing light stucco and white trim, and light walls are exactly where mildew shadows show first. The trim goes before the walls do. Soffit and fascia live up under the eave in permanent shade, they never see direct sun and they never dry out properly, so the film builds there while the walls still look fine. The gutter faces stripe next, black lines running down from the corners. By the time somebody notices the wall, the trim has been feeding it for a year.
The other North Port pattern is a green band low on the wall, a foot or two up from the bed. That's the sprinkler. Irrigation is standard on these lots and heads get knocked out of line, so the same strip of stucco gets watered every other morning and never dries. A wash takes it off. What a House Wash Covers
The whole shell of the building. Walls first, stucco, siding or block. Then the trim that frames them, the soffit, the fascia, and the outside of the gutters where the black striping runs. Aluminium and entryways get the same treatment.
What it doesn't cover: the inside of your gutters, which is its own clean out service, and the driveway, which is a high pressure job on its own. If you want those handled in the same visit, say so when you call and it all goes on one quote.

Why 900 to 1200 PSI Is the Right Number
A pressure washer at full tilt runs 3000 to 4000 PSI. That's for concrete and pavers, and concrete is the only place we point it. Your walls get 900 to 1200 PSI. Enough to lift the algae, gentle enough to leave the surface alone.
That difference is what protects the house. Paint stays put. Window screens stay whole. Water stays out of the walls instead of being driven behind the siding, into the soffit vents, or up under stucco cracks nobody knew were there. The growth comes off because the mix killed it, not because the wall got blasted.
Dilution Is the Solution
Everything that washes off a wall ends up in the beds below it. That's just gravity. A strong mix left sitting in the landscaping burns the hedge, and losing plants is the fear that stops most people booking a wash in the first place.
So the job doesn't end at the wall. The rinse and dilution is the most important part of the work, and the chemical gets diluted down so far it stops acting on anything. Dilution is the solution. Your side of it: if you have irrigation around the house, run it before we arrive and for at least a week to 10 days after we leave, so nothing dies at the root.

The North Side Problem
Growth on a Florida house isn't random. The north side gets the least sun, holds moisture longest, and greens up first. Shaded runs under oaks go next. By the time the sunny side shows anything, the shady side has been feeding it for a year.
A wash resets the whole exterior at once. Results typically stay clean about a year. Shade brings it back faster, open sun holds it off longer, and when the walls start to shadow up again, you'll know it's time.

Will washing strip my paint or force water behind the siding?
No. The house gets 900 to 1200 PSI, a fraction of what a pressure washer can put out. That's enough to rinse off growth the mix has already killed, and not enough to strip paint, crack stucco or drive water in behind the siding. Full pressure stays on concrete, where it belongs.

The house was painted three years ago and it already looks shadowed. Is that bad paint?
Usually not. What you're looking at is growth sitting on top of paint that's still fine underneath. That's why washing is the honest first step before repainting anything. Plenty of houses that look due for paint turn out to be clean houses wearing a few years of mildew, and you only find out which one you have after the wall is washed.
Does the sprinkler really cause the green stripe along the bottom of the wall?
Most of the time, yes. A head that clips the wall keeps a band of stucco damp on every cycle, and damp is all growth needs. The wash removes it. Keeping it off means getting the head turned or adjusted, which is a five minute job for whoever does your irrigation. We would rather tell you that than clean the same stripe twice a year.
The association letter names the exterior. How quickly can this happen?
