What does house washing in Englewood involve?

Englewood is a white town. White painted block, white trim, white rail, white soffit and fascia, white vinyl on half the fences. White is the surface that gives growth away first, which is a mixed blessing. On a beige or a dark wall a season of algae reads as a shadow. On white it reads as green, and it reads from the road. The upside is that white is also the surface where a wash shows the biggest difference, which is why the after photos that make people call are almost always white houses.

Most of these homes are single storey block, and the whole shell gets one soft wash at 900 to 1200 PSI. Walls, soffit, fascia, aluminium, the entry and the outside of the gutters where the black striping runs. That's enough pressure to rinse off growth the mix has already killed and nowhere near enough to strip sound paint or push water in behind anything. Every job is quoted free from photos, online, by text or over the phone, so nothing waits on an appointment.

  • Surfactant mix matched to the surface, so the chemistry does the work
  • Chemical diluted down afterward until it stops acting on anything

White Shows Everything

The soffit is usually the worst part and the last part anyone mentions. On a low single storey house the eave hangs close over the wall, so the soffit sits in permanent shade, never sees sun and never dries properly. It films grey while the walls still look passable, and because you have to stand back and look up to see it, it goes unnoticed for years. From the street it's what makes a clean house still read tired.

Then the gutter faces. Black striping runs down from the corners and along the fascia line, and on white trim that stripe is the single most visible thing on the building. It's part of every wash, not an add on. Clearing leaves and muck out of the inside of the gutters is a different service, and both can happen in one visit if you say so when you call.

Salt is the accelerator here rather than the cause. Nearer Lemon Bay and the key, haze off the water holds damp against every surface and white goes dull sooner, so a house two streets from the bay tends to want doing before the same house further inland. The wash itself doesn't change for it, and neither does the pressure. Same 900 to 1200 PSI, same surface matched mix, same dilution afterward.

  • White painted block and stucco walls brought back to an even colour
  • Soffit and fascia under low eaves, where the film builds unseen
  • Black striping down gutter faces and corners on white trim
  • Aluminium, rails and entryways as part of the same soft wash
  • Houses near Lemon Bay and Manasota Key, where salt haze speeds it all up
  • Whole shell in one visit, quoted free from photos

What a House Wash Covers

The whole shell of the building. Walls first, stucco, siding or block. Then the trim that frames them, the soffit, the fascia, and the outside of the gutters where the black striping runs. Aluminium and entryways get the same treatment.

What it doesn't cover: the inside of your gutters, which is its own clean out service, and the driveway, which is a high pressure job on its own. If you want those handled in the same visit, say so when you call and it all goes on one quote.

  • Stucco, siding and block walls
  • Soffit and fascia
  • The outside of your gutters, where the streaks run
  • Aluminium and entryways

Why 900 to 1200 PSI Is the Right Number

A pressure washer at full tilt runs 3000 to 4000 PSI. That's for concrete and pavers, and concrete is the only place we point it. Your walls get 900 to 1200 PSI. Enough to lift the algae, gentle enough to leave the surface alone.

That difference is what protects the house. Paint stays put. Window screens stay whole. Water stays out of the walls instead of being driven behind the siding, into the soffit vents, or up under stucco cracks nobody knew were there. The growth comes off because the mix killed it, not because the wall got blasted.

Dilution Is the Solution

Everything that washes off a wall ends up in the beds below it. That's just gravity. A strong mix left sitting in the landscaping burns the hedge, and losing plants is the fear that stops most people booking a wash in the first place.

So the job doesn't end at the wall. The rinse and dilution is the most important part of the work, and the chemical gets diluted down so far it stops acting on anything. Dilution is the solution. Your side of it: if you have irrigation around the house, run it before we arrive and for at least a week to 10 days after we leave, so nothing dies at the root.

  • The mix is chosen for the surface, not one soap for everything
  • The chemical is diluted down until it stops acting on anything
  • Run your irrigation before we arrive and for a week to 10 days after

The North Side Problem

Growth on a Florida house isn't random. The north side gets the least sun, holds moisture longest, and greens up first. Shaded runs under oaks go next. By the time the sunny side shows anything, the shady side has been feeding it for a year.

A wash resets the whole exterior at once. Results typically stay clean about a year. Shade brings it back faster, open sun holds it off longer, and when the walls start to shadow up again, you'll know it's time.

Wash It Before You Paint It, or Sell It

One customer had us wash a house he was flipping, and it came up looking close to new. He skipped the repaint he had been budgeting for. That's the honest first step before painting: wash it, then look at it. Plenty of dirty houses turn out to be clean houses wearing ten years of mildew.

Selling runs on the same logic. Listing photos get taken once. A washed exterior reads newer in every one of them, and buyers never have to ask what the streaks are. If you're prepping a house for market, the wash goes before the photographer.

Commercial Buildings Too

Same service, bigger walls. We wash commercial block and stucco exteriors at the same 900 to 1200 PSI with the same surface matched mix. The streaked block wall in the photos below is a commercial exterior we brought back to an even colour.

If you manage a property, an HOA building or a storefront, the estimate works the same way. Send photos or call, and Matt quotes it free before anything is scheduled.

Sergey Biletskyy, Google review

I had them out to do a house that I'm flipping and it looked like brand new when they were done. I was shocked how clean they got it. It saved me over $4,000 by not painting it.

Donald Sweitzer, Google review

Matt did a great job pressure cleaning my house. Would highly recommend this great company.

Straight Answers

What people ask about house washing in Englewood

Will washing strip my paint or force water behind the siding?

No. The house gets 900 to 1200 PSI, a fraction of what a pressure washer can put out. That's enough to rinse off growth the mix has already killed, and not enough to strip paint, crack stucco or drive water in behind the siding. Full pressure stays on concrete, where it belongs.

Will the soap kill my plants or my lawn?

No. The runoff question is the one we built the job around. The mix is matched to the surface, and afterward we dilute the chemical down until it stops acting on anything. Dilution is the solution. If you have irrigation, run it before we arrive and for a week to 10 days after we leave.

Do you clean gutters as part of a house wash?

The outside of them, yes. The black streaks down the gutter face are part of every wash. Clearing the leaves and muck out of the inside is a separate service, gutter clean out, and both can happen in one visit if you ask when you book.

How often does a house need washing?

About a year between washes is typical here. Shaded lots and north facing walls green up faster, open sunny lots hold longer. When the shadows start coming back down the wall, that's the time.

Do you wash commercial buildings?

Yes. Residential and commercial get the same soft wash at the same 900 to 1200 PSI. Block, stucco and painted exteriors, quoted free by photo, text or phone like every other job.

How much does a house wash cost?

It's quoted free, online, by text or over the phone. Wall area, height and how heavy the growth is all move the number, so send a few photos of the house and Matt sends a real price back. No waiting on an appointment window. You decide, no obligation.

Everything here is white. Does it actually come back to white?

The growth does, completely. That's what a soft wash removes, and on white block or stucco the difference is dramatic enough that people send the photos to their neighbors. What doesn't come back is the paint itself if the paint is finished. A wash takes off what's living on the surface, and then you can see clearly what the surface is doing, which is more than you can say before.

The paint chalks off on your hand. Will washing strip it?

Soft wash pressure doesn't strip sound paint. Chalking means that paint is already breaking down, and washing will show you exactly where and how far, which is information worth having before you pay a painter. Matt will tell you what he sees rather than promise you a wash fixes it. On a wall that's genuinely finished, the honest answer is paint, and you'll hear it.

Is the soffit really part of a house wash?

Yes, along with the fascia, the aluminium and the outside of the gutters. Exterior soft washing covers the whole shell, and on these low single storey homes the soffit is often the dirtiest thing on the building. Washing walls and leaving grey soffit above them just moves your eye up. It's one job at one pressure, 900 to 1200 PSI on all of it.
