Bradenton grows the same black and green as the rest of the Gulf Coast, it just grows it on a wider spread of houses than most towns manage. A century of building shows up in the wash. The 1920s bungalows around downtown and the Village of the Arts sit under mature oaks, and shade is what algae likes best. North facing walls and anything under canopy green up first and dry out last. Bayshore Gardens wears its streaks along the soffit and fascia lines, and the older concrete driveways down there hold black staining that only full pressure will move. Out east, Heritage Harbour and the newer communities are mostly shingle, and shingle shows black streaking from the street sooner than tile does. That's usually about when the HOA letter arrives. The letter is one of the most common reasons a Bradenton call starts, and it's a fixable problem, not a judgment.
The other variable is water. West Bradenton, Palma Sola and Perico Island catch salt wind off the bay, and salt plus humidity gives growth a head start on any west facing wall. The Manatee River runs through the middle of town, and the streets near it, along the Riverwalk and Wares Creek, hold damp air the inland grid doesn't. None of that changes how we clean.
