A screened pool deck of brick pavers, dirty on the left half and cleaned on the right
Lee County

Cape Coral, FL

Cape Coral was built around water on purpose. Canals run through nearly every part of the city, most of the waterfront is seawalled canal rather than open beach, and a huge share of the houses have a screened pool cage out back. From a cleaning standpoint that adds up to one thing. Damp air sits close to street after street of exteriors all year, on the Gulf access canals there's salt in it too, and screens go grey, then green, faster than most owners expect.

The Cape also splits by age. The southeast corner is the original city. The Yacht Club neighbourhood, Palaco Grande and Savona were platted first, and the mid century homes there have older concrete and mature landscaping. The boom decades filled in whole quadrants of newer stucco and shingle, plus gated communities like Sandoval and the waterfront builds at Cape Harbour and Tarpon Point. What's being cleaned changes block to block. The method doesn't. It's the same Florida weather growing the same black and green.

Now the honest part. We're based in North Port, up the interstate to the north, and Cape Coral sits near the far edge of the roughly 50 miles we cover either side of I-75. We get down to the Cape, we just schedule it deliberately, so jobs get grouped and a trip south is a planned day. The estimate never waits on that trip. Send photos, get a number, and the truck comes down for the actual work. Roofs get a maximum of 70 PSI from a battery operated pump. Walls, screens and pool cages get 900 to 1200 PSI. Concrete gets the full 3000 to 4000. Afterward the chemical gets diluted down until it stops acting on anything. Dilution is the solution, as Matt puts it. Not sure the Cape is in range for your job? Call and ask. Matt answers his own phone.

Canal Homes, Pool Cages and a City of New Roofs

Pool cages are the signature job here. A screened cage on a canal lot takes weather from both sides, sun and rain from above, damp air off the water below, and the screens grey out and green up while the frame streaks. High pressure would tear that screen in a second. Our soft wash at 900 to 1200 PSI is the pressure range aluminium frames and screen material are supposed to get, so the cage comes clean and stays whole. The deck under it, pavers or concrete, is a hard surface and gets cleaned at full pressure in the same visit if you want the whole thing done together.

The other thing you can see from any Cape street is the re-roofing wave. Ian came ashore just off this coast in 2022 and the Cape took it hard, so new shingle and new tile now sit next to roofs that came through. If yours came through, the black streaking on it is organic growth, and it washes off at 70 PSI. If yours is new, the rest of the property is now the oldest looking part of it, and a wash on the walls, driveway and cage is the cheapest way to catch the house up to its own roof. In the older southeast neighbourhoods the concrete itself has decades on it, which changes what clean looks like. That's part of why Matt quotes from photos of your actual surfaces, sent by text or through the form, instead of pricing the Cape off a chart.

  • Pool cage and screen washes at 900 to 1200 PSI on canal lots, no torn screens
  • Roof soft washing at a maximum of 70 PSI on shingle and tile, old or new
  • House washes for stucco in the newer quadrants and mid century block in the southeast
  • Driveways and pavers at 3000 to 4000 PSI, hard surfaces only
  • Whole exterior cleanups before listing, canal frontage photographs well when it's clean
  • Post re-roof washes so the walls and drive match the new roof

Local Questions

Cape Coral questions

Do you really come down to Cape Coral from North Port?

Yes, regularly, and we'd rather be straight about the distance than pretend we're around the corner. The Cape is the better part of an hour south of us, near the far end of our range, so we group Cape Coral jobs and come down with the day planned. That can mean a little more lead time than a job in North Port gets, and it never means a different standard of work. Call and ask what scheduling looks like for your street. If it turns out you're past our range, you'll hear that straight too.

Will washing tear my pool cage screens?

No, because the screens never see high pressure. The cage gets our exterior soft wash at 900 to 1200 PSI, which is the pressure aluminium and screen material are meant to take, and the mix does the actual cleaning. The 3000 to 4000 PSI side of the trailer stays pointed at concrete and pavers, full stop. Screens gone grey or green come back without a single panel being replaced.

My roof came through Ian but it's streaked black. Clean it or replace it?

We're cleaners, not roofers, so we'll only answer the half that's ours. The black streaking is organic growth, and it soft washes off at a maximum of 70 PSI, garden hose pressure from a battery pump, nothing that lifts a tile or a shingle. A streaked roof and a damaged roof are different problems. If yours has damage, that's a roofer conversation. If it's just ugly, that's us, and cleaning costs a lot less than replacing. The estimate is free either way.

Will the wash hurt my landscaping?

No. The cleaning is done by a surfactant based mix matched to the surface, and everything that rinses off a wall or a cage lands in the beds below it. So the job doesn't end at the rinse. The chemical gets diluted down until it stops acting on anything. Dilution is the solution, as Matt says. Your half: if you have irrigation around the areas being cleaned, run it before we arrive and for at least a week to 10 days after we leave, so nothing dies at the root. Losing the landscaping is the fear that actually stops people booking. The process was built around answering it.

How do estimates work in Cape Coral?

Same as everywhere we work. Free, quoted online, by text or over the phone, no obligation. Send photos of the actual surfaces, the roof, the cage, the driveway, the walls, and Matt gives you a number for the job in the pictures, often the same day. Nobody drives an hour just to look before you have a price. Hours are 8am to 7pm, Monday through Saturday. If you want more than one thing cleaned, say so up front, because bundling it into one visit is exactly how a trip this far south makes sense for everybody.
