Most of Port Charlotte was platted before it was built. General Development Corporation laid the grid out in the 1950s and the houses filled it in over the decades after, which means a lot of what we clean here is original. Single storey block homes. Shingle and low slope roofs that have been up a long time. Tile mixed in on the newer streets. Roofs that age show the climate first. Black streaks running down the shingle, green film spreading across the low slope, and none of it washes off in the rain. Rain is how it spreads.

Then there's the water. Port Charlotte is laced with interior canals, running out through South Gulf Cove and El Jobean on one side and down to open Charlotte Harbor at Edgewater and Grassy Point on the other. Canal front means humidity that never lets up, and pool cages that go grey, then green, one season at a time. Ian came through in 2022 and a lot of roofs have been replaced since, so brand new shingle sits next to roofs that have carried decades of rainy seasons. Both end up on our list. A new roof is exactly when you want to stop growth from ever getting established, and an old one is exactly what you never point a pressure washer at.

So we don't. Roofs get a maximum of 70 PSI from a battery operated pump, garden hose pressure, with a surfactant mix doing the actual work. Exteriors and cages get a 900 to 1200 PSI soft wash. The 3000 to 4000 PSI stays on driveways and concrete, where it belongs. Afterward the chemical gets diluted down until it stops acting on anything. Dilution is the solution, as Matt puts it. What Port Charlotte Homes Actually Deal With

The grid sets the pattern. These are mostly single storey homes on flat lots, so the roof is visible from the street, end to end, on every one of them. When streaks start, they show, and once one roof on the block gets cleaned the rest suddenly look worse. Low slope and flat sections are common on this era of building, and they hold water longer after every rain, which is why the growth on them runs ahead of the pitched sections. A flat roof gets the same treatment as everything else up there. Low pressure, the right mix, the growth killed rather than knocked off.

Do you cover Port Charlotte?

Will the chemicals kill my landscaping?
