The General Development grid gave this town flat lots and single storey houses, which means the roof is the largest thing anyone sees from the street. There is no rise to shorten the sightline and no second storey to carry the eye up. What the Black Streaks Actually Are
The streaking on Florida roofs is a living growth, mostly algae, with mold and mildew alongside it in the shaded spots. It feeds on the roof surface and holds moisture against it. Heat and humidity keep it fed, which is why it starts on the north side and the shaded runs first, then spreads.

Why We Never Blast a Roof

Dilution Is the Solution

The flat part at the back is much worse than the rest of the roof. Why?
Because it holds water and the pitched part does not. A low slope section drains slowly after every rain, so it stays damp for hours longer, and damp is the whole requirement for growth. That is why it goes first and goes hardest on this era of house. It gets cleaned with the rest of the roof at the same maximum of 70 PSI, and doing only the section that shows leaves you with a two tone roof, which reads worse from the street than the streaking did.
Can you tell me if my roof needs replacing while you are up there?
No, and you should be careful with anyone who offers to. Whether a roof has life left is a roofer's call, not a cleaner's.
