What does roof cleaning in Venice involve?

Venice has two roof populations and the Intracoastal runs between them. On the island side the housing stock is old, and the roofs match it. Barrel tile, flat tile, low slope and metal, plenty of it up for decades. Tile is the surface that shows growth worst, because every barrel holds shade and water in the low part of the course, and a low slope roof drains slowly enough that the growth spreads as a field instead of a streak. Salt haze comes straight off the Gulf on that side and settles on top of everything, so an island roof dulls between the streaks as well as along them.

Cross the bridges and it changes. Venice Gardens, South Venice and Pinebrook South grew up under real oak canopy, so the roofs there are mostly shingle and the streaking starts on whatever run of it sits in shade the longest. Two Kinds of Venice Roof

Tile hides its own problem. Look at a barrel tile roof from the street and you see the tops of the courses, which are the parts that dry fastest and stay cleanest. The growth is down in the low half of every barrel where the shade sits, and that's why a roof can look patchy and unconvincing from the driveway and read solidly green from the neighbor's second floor. Flat tile and low slope roofs do the opposite. They darken evenly across the whole field, so people call them weathered rather than dirty and leave them for years.

On the mainland the tell is direction. A shingle roof under oaks streaks on the north facing runs and the shaded runs first, and the streak widens downhill because rain is how the growth travels. On the deed restricted streets out east it usually gets noticed by somebody else first. What the Black Streaks Actually Are

The streaking on Florida roofs is a living growth, mostly algae, with mold and mildew alongside it in the shaded spots. It feeds on the roof surface and holds moisture against it. Heat and humidity keep it fed, which is why it starts on the north side and the shaded runs first, then spreads.

It doesn't wash off in the rain. Rain is how it travels. Left alone it keeps moving course by course until the whole roof reads black from the street. Killing the growth is the job. Knock the streaks off without killing what causes them and they're back by next season.

Shingle, Tile and Metal

Tile carries the heaviest visible growth, because the barrel profile holds shade and moisture on every course. Shingle shows it as long black streaks running toward the gutter. Metal shows it along panel lines and wherever water sits. Different look, same organism, same fix.

What changes is the mix, not the pressure. The blend is matched to the surface, so tile isn't treated like shingle and painted metal isn't treated like either. The 70 PSI maximum never moves. Low slope and flat roofs get the same treatment, and the flat roof in the photos below shows what that looks like.

Why We Never Blast a Roof

High pressure on a roof causes the exact damage you're afraid of. It lifts tiles and cracks them, strips the granules off shingle, and drives water up under the courses where it has no business being. A roof cleaned that way looks fine from the truck and fails early.

That's why the 70 PSI figure matters. It isn't a slogan, it's the pressure the pump physically runs at. Anyone can say soft wash. A number is harder to fudge.

Dilution Is the Solution

The fear that actually stops people booking a roof cleaning isn't the roof. It's the landscaping under it. Runoff from a roof wash ends up in the beds, and a strong mix left sitting there will burn whatever it lands on.

So the rinse gets the same care as the wash. When the roof is done, the chemical gets diluted down so far it stops acting on anything. Dilution is the solution. One thing on your side of the job: if you have irrigation around the house, run it before we arrive and for at least a week to 10 days after we leave, so nothing dies at the root. Your hedge shouldn't pay for your roof.

If a tile is already cracked or slipped, a cleaning won't fix that, and Matt will tell you what he can see rather than talk around it.

We have a low slope roof, not a pitched one. Do you clean those?

Yes, and there are a lot of them in Venice. Low slope and flat roofs hold water longer and dry slower, so instead of streaks they go dark across the whole surface, evenly enough that people assume it's just age. The streaks came off but the tile still looks dull. What is that?

Two things, and it's worth separating them. Film comes off. Decades of weathering on the tile itself does not, because that's the surface of the tile and not something living on it. A wash takes the roof back to its own colour, not to a colour it hasn't been since it was laid. Anyone promising otherwise on forty year old tile is selling you something.
